GOAL
At RAB
Property Management, my goal is to maximize ownership benefits and add
value to the properties I manage. If
you are looking for an individual that you can trust with your property—a
person that is knowledgeable and will protect your investment—that is
me. I have extensive property
management skills and expertise needed to serve my clients.
You
should know all about your property manager. As a real estate professional, I have

My
background includes experience as a property and casualty insurance agent;
representative for a land title company; and national sales manager for an
aerospace company. In addition, I served three years as a plumber, so I
know my way around pipes! I have also done electrical work. This mechanical
ability spurred me on to obtain my Mechanical Engineering degree from the University
of Washington, one of
the top 25 schools in the nation. In addition to being an engineer, my
talents extend to energy efficiency. As a Certified Energy Efficiency
Manager, I can advise you on ways of making your property more cost
effective. Reduce your utility consumption and expense. We can look at all
the utility systems for potential savings.
Computers
have always been my friends, and this website is one of my creations. I am
constantly exploring electronic banking and new ways of doing things to
increase the efficiency for my clients. Over the years, I have been
involved with Jaycees, Boy Scouts, Toastmasters, and professional
engineering and real estate organizations. I have taken an active role and
served as an officer and committee member. This included a year as
President of the University
of Washington Engineering Alumni Association
for its 33,000 members. In the community, I have run for public office,
spearheaded community groups and was chairman for a county-wide eighth
grade math competition.
I was
born and raised in the Pacific Northwest,
attended parochial school, and played some sports. I had been married for
32 years and all four of my children are grown and married now, as well. We
have five grandchildren and a bun in the oven.
I hope
you'll agree that my past demonstrates competency and responsibility. Let

are required by law to have a real estate license. The property management

Rich has a great

Rich
earned his bachelors degree after attending school for four years. Rich was married with four children and
worked part time. Making the Dean's list was another accomplishment during
the four years. Rich has continued

Alumni Association’s 33,000 members.

SERVICES
INCOME:
We
collect all rents and other income derived by the property.
Any excess funds are direct deposited
into your bank account monthly.

REPORTS:
You will receive a monthly and annual report. See your reports on the internet. Here is
an example of what your internet report would look like and the method to
access it. First you will need to enter a user ID and password to get into
your private directory. The user ID for this example is "guest"
and the password is "password" without the quotation marks. They
are case sensitive and you will need to enter them twice. Here is the link to the example. After the year has ended you will also
receive a 1099 for your income tax preparation.
OWNERS:
Clients
are shielded from tenants by hiring us to make management decisions. All decisions about the property such as
the amount of rent to be charged, which tenant to rent to and who to hire
to do repairs with be ours. From
time to time we may consult with our clients as to financial decisions
about the property. These are
usually major cost items that exceed the monthly income from the property.
TENANTS:
New
tenants are screened for credit, criminal history, past evictions,
employment and previous tenancies.
Tenant
issues are addressed promptly, rules are established where necessary. Tenant rights are respected and protected.
If eviction is necessary of one of our approved
renters, we will take care of the costs for eviction.
Security
deposits are held in a special trust account designated by law.
PROPERTY:
We
evaluate properties to generate the maximum amount of income and return on
investment. Maintenance and repair
issues are addressed. Compliance
with laws and regulations are reviews periodically.
We
will work with your agent to resolve any Insurance claims.

FEES
No fees are charged for the following:
Setting up your account
When your unit is vacant
Renewal of leases
Here
is what I do charge:
For day-to-day management, 10% of any monies
that are collected in a client’s behalf.
We charge a rental commission of 8% of the
lease amount for agreements of one year or more. Equals one month’s rent.
For projects beyond the normal scope of management,
our fee 15% of the project cost.
Tenants can be charged for additional services,
unlocking their door when they left the key inside etc. We keep all bad check fees and late
penalties.

professional services. Small investors also find investing in single family
homes to be a good method of growing wealth. We are here to protect your

SMALL APARTMENT COMPLEX
Investing
in small complexes is a smart way to grow your wealth. Our responsibility
to you to generate income and improve you overall property worth can have
an immeasurable value. When the emergency decision needs to be made, we are
here. Small complexes have fewer
than 20 units and do not have a resident manager.
SMALL COMMERCIAL COMPLEX
Our
service is based on trust from our property investors to keep and enhance
their returns. Evaluating energy saving measures, general improvements as
well as the return on good maintenance are some of the ways we benefit our
investors. Small complexes usually
have local tenants rather than national chains.
