Tenant Application Procedure


1. Prospective tenant shall call or email to set up an appointment to view the available rental.

2. Prospective tenant is to provide photo ID prior to viewing the available rental. This may be either emailed prior to viewing the rental or presented at the appointment and a photo copy will be taken.

3. Prospective tenant shall view the property that is available for rent or lease.

4. Prospective tenant shall pay a holding fee equal to one half of the amount of the security deposit. The holding fee is required to hold the property until the screening is complete and rental agreement executed. Prospective tenant will be the only applicant being considered for the rental after paying the holding fee.

5. Prospective tenant shall fill out the online application and pay for the screening service via credit card.

6. Prospective tenant shall insure that their employer and current landlord provide references to the screening company when contacted to do so.

7. Tenant is responsible to insure that their screening is completed within seven days.

8. If you are rejected as a tenant; you may be told on the telephone and will receive a tenant rejection letter with an explanation in the mail.

9. If you are approved as a tenant, you will take possession within 10 days of your first viewing of the rental or the date listed on the holding fee receipt.

10. Prospective tenants will then receive their rental agreement and other legally required disclosures.

11. At the time of possession, the prospective tenant will need to have their agreement properly signed, a cashier’s check or money order for the balance of the security deposit along with the rent. Prospective tenant shall help fill out a check list as to the condition of the rental and receive keys.

12. Tenant is responsible for opening and closing utilities accounts.



Tenant Acceptance Policy


INCOME

Tenant’s Gross income shall be 2.5 times their rent. Student loans and income from parents are allowed, but a guarantor will be required. A guarantor must have a credit report with no derogatory items. Tenant’s monthly net income should be at least $1,000.00 after rent and other monthly obligations are deducted.

CREDIT

Tenant shall have no debts to landlords or property management companies. Tenant shall have no unpaid federal tax liens or active bankruptcies. Discharged bankruptcy or lack of tenant credit history will require a guarantor. Tenant collections or late payments may require a guarantor. Tenant shall not have collections and judgments totaling more than one month's income.

CRIMINAL

Tenant shall not a felony conviction on their record. Tenant shall have no history or legal reports involving drugs, arson or violence. Tenant shall not be a pedophile, registered or unregistered sex offender. Tenant shall not have any evictions filed.

EMPLOYMENT

Tenant should have been in the same profession for more than one year. Tenant must be in good standing with their employer .

REFERENCES

Incomplete or negative references will be determined derogatory and may be grounds for tenant disqualification.

GENERAL

Tenant will not provide false or incomplete information on their application. If tenant does not call or show up for a viewing appointment they may be disqualified as a future tenant. Tenant will be disqualified if the screening company is unable to be complete their screening within seven days regardless of the reason.

PETS

If pets are allowed: Tenant will not have birds as pets. Tenant will not have animals, reptiles or insects that are venomous or considered dangerous. None of the following partial or full dog breeds will be allowed in any rental: Pit Bulls, Rottweilers, German Shepherds, Huskies, Alaskan Malamutes, Doberman Pinschers, Chow Chows, Great Danes, St. Bernards, Akitas, Presa Canarios, Boxers, Dalmatians, Wolves or non domestic canines.

NONREMEDIES

The following is not an option to obtain tenant approval: Prepaid rent, higher rent or increased security deposit.
